EICR

What is an EICR?

An EICR is an Electrical Installation Condition Report. An EICR is carried out to check the safety of an electrical installation. The report will give you an idea of the condition of your electrical installation and highlight any areas that need improvement.

The report will also provide you with a list of recommended remedial actions. An EICR is highly recommended, especially if your property is over 10 years old.

If you are planning on selling your property, an EICR will be required by most mortgage lenders.

Landlords

If you own a real estate and also rent it out, you have a responsibility to take care of your tenants. You are required by law to ensure that the electrical systems in your buildings are risk-free for anyone who uses them, including tenants and guests. This can be achieved with the use of an EICR, and it is your job to ensure repairs and maintenance on the electrical system of the building are carried out.

The EICR Procedure

One of our experienced electricians will evaluate the overall build quality, performance, and safety of an electrical installation. They are going to be looking out for any signs of deterioration or flaws.

The eye examination is almost always the initial step in the testing process. The system will be examined to see whether or not any of it requires maintenance, such as repair or replacement. It is possible for home appliances to develop cracks or breakage. There is also the possibility that there are apparent signs of the equipment overheating; in this case, the equipment will need to be replaced. A fuse cartridge might have served as the distribution board in older homes; however, an MCB board is used in homes today instead of a fuse cartridge. This electrical enhancement offers significantly increased protection thanks to the resettable circuit breakers (RCDs) and earth leakage sensors that are triggered if a problem occurs.

After that, our certified electrician will turn off the mains power supply and detach the electrical system from that supply. A dead test will be performed on particular circuits in order to identify any wires that are not connected in the correct manner. In addition to that, there will be live electrical testing. These include a precautionary test to ensure that the system will disconnect within the allotted amount of time in the event that there is a fault in the system. This particular examination highlights one of the most significant aspects regarding why EICR exams are conducted. It evaluates the condition of the components to assess whether or not they will continue to work correctly in the future.

The licenced electrician will also check the earthing and bonding to ensure that they are of sufficient quality, in addition to the earth protection. Additionally, the following pieces of equipment, including switches, sockets, power outlets, light fittings, and any sockets that may have been installed in the property, will be investigated in greater detail. The amount of time between EICR checks varies greatly depending on the kind of property being analysed.
